Falmouth MA Real Estate Market Update: October 2025 Trends and What They Mean for You

The Falmouth, Massachusetts real estate market saw some noticeable shifts this October, especially when it comes to inventory, pricing, and the pace of sales. Whether you’re thinking about buying or selling, here’s a clear look at what’s happening in both the single-family and condo markets.


Single-Family Homes: Inventory Is Up and Homes Are Taking Longer to Sell

The single-family market in Falmouth continued its move toward more balance this fall. Inventory increased 20.5% compared to last October, with 100 homes available versus 83 the year before. That bump in supply translates to 3.2 months of inventory, up from 2.7 months—still not a true buyer’s market, but definitely less frenzied than what we saw in recent years.

Pricing and Sales Activity for Falmouth Homes

October’s median sales price for single-family homes was $800,000, down 5.6% from last year. But the bigger picture tells a different story: year-to-date, the median price is up 10.3% to $893,550, showing that demand in Falmouth has remained strong through most of 2025.

Sales activity also picked up in October, with 35 closings, up from 32 last year. New listings rose as well, with 50 homes coming onto the market: an 11.1% increase.

What This Means for Buyers and Sellers

Homes are sitting on the market longer than they were a year ago. The average time it takes to sell increased to 42 days, up from 27. Even so, sellers are still receiving 96.7% of their original asking price on average.

For sellers, pricing strategically is more important than ever. For buyers, the shift in market pace offers a bit more breathing room than we’ve seen in the last few years.


Falmouth Condo Market: A Big Jump in Available Inventory

The condo market experienced an even bigger jump in supply. Inventory climbed 31.6% to 25 active listings, pushing months of supply to 5.2. A substantial increase from 3.5 months last year.

October’s median condo price was $580,000, an 8.4% increase year-over-year. But condo statistics can swing quickly because of smaller sample sizes, and that shows up in the year-to-date numbers: median price is down 8.4%, sitting at $600,000.


Overall Market Outlook for Falmouth Real Estate

Falmouth’s real estate market is clearly shifting from the ultra-competitive environment of the past few years into something closer to balance. More inventory and longer days on market mean buyers have a bit more negotiating power. But year-to-date price gains – especially for single-family homes – show that demand for Falmouth real estate is far from fading.

For buyers:
